For many homeowners; the kitchen is the pride and joy of their home. A well designed and organized kitchen can really bring a home together. Furthermore, a well-designed remodeled kitchen can increase a homeowner’s return on investment should the owner ever decide to sell their home. According to the “2015 Remodeling Impact Report” released by the National Association of Realtors® (NAR); a complete renovation of one’s kitchen, based on a national average cost of around $60,000, can recover nearly 67% of the original cost of the project at the time of the home’s resale. In order to maximize the return on investment for your home; below are six tactics/strategies that will help you stick to a budget and make the right choices when remodeling your kitchen.

  1. Research your current kitchen. It is absolutely critical to know the dimensions of your kitchen before starting to remodel it. You should take measurements for all counters, doorways, walkways, etc. Sketch out the design and your desired remodeled layout based on the measurements before starting. This will help ensure that you avoid potential disasters. There is nothing worse than buying an extra-large refrigerator only to find out the hard way that it will not fit through the doorway.

  1. Give yourself a little room for error. Sometimes even the most strategically thought out plans can hit a road block at some point during the project. Expect the unexpected! Give yourself an extra inch or two of space for any new appliances. If your goal is to have the kitchen done by August, plan to have it done by the end of June.

  1. Consider all traffic patterns ahead of time. It is strongly suggested that any work aisles should be at least 42 inches wide (48 inches wide for homes with numerous cooks). Following this suggestion should ensure that you have an ample amount of space to complete the remodel without any issues.

  1. Aim to make the new design user-friendly. Efficiency in the kitchen is always preferable and often sought out by potential buyers. Opt for a wall oven over a range, counter heights which can adjust both up and down, include pull-out shelves or drawers in all of the base cabinets. These features, and similar ones, can help make a kitchen accessible to anyone and everyone; greatly improving its allure.

  1. Pick out all materials and fixtures before beginning. By doing so, this will help any contractors make much more accurate bids. Additionally, you will significantly decrease any risks of delays on the remodel due to potential back orders.

  1. Do not shy away from hiring a professional. Professional designers can be a huge asset in helping make sure that a kitchen remodel goes smoothly and efficiently. An experienced designer can often educate you on potential future issues before they occur, can lend a hand on tough decisions regarding style, and can help schedule any contractors needed for the job. Professional designers usually charge anywhere from $50-$150 an hour or 5-15% of the projects total cost.
