Top 10 Tips to Help You Sell Your Home Fast!

            The process of selling a home can be a strenuous and tedious ordeal. More often than not, the longer a home goes without being sold and is still on the market, the more stressed out and desperate a seller can get. To help aid you with selling your home; below are the top ten tips that can greatly improve your odds of getting your home sold quickly!

 

1. Stage your home for showings. Once you have definitively made the decision to sell your home, it is important to remember that your home is now a product which you are trying to sell. Try to stay out of the mindset of believing that your home is still there solely to cater toward your living needs and start preparing it to be shown to potential buyers.

 

2. Stage appropriately. Try to anticipate what aspects of your home will intrigue buyers the most based off of the community. Consider all factors and information when doing so; such as, age, location, demographics, living needs, etc.

 

3. Be prepared to venture outside of your usual comfort zone. Remember that the majority of home buyers are often prone to go off of the aesthetic visuals of the home. Even if your home is beautiful and of tremendous value; if your furniture and appliances are outdated, your home can appear outdated and “run down” online and in any visual marketing pieces. You can improve the appearance of your home without breaking the bank by purchasing staging furniture that presents a more modern and upgraded feel to the buyer.

 

4. Try to have an open mind when showing your home to a buyer. Just because you decided to use one of the spare bedrooms for an art studio that does not mean the buyer will want to use it for the same thing. Try not to lock in on a specific purpose for every room and space. Instead, try to think of a few different ideas to give perspective buyers on what each room/space could potentially be used for and let their imaginations stay open and free to a plethora of possibilities.

 

5. Think like a buyer, not a seller. What features of your home really hooked you when you decided to purchase it? Have you since added any new additions, appliances, or features that have increased your homes allure and can be a great focal point for showcasing? Try to view your home like a potential buyer would. This strategy can be extremely helpful while staging and showing your home.

 

6. Showcase the homes best attributes. Many buyers these days are actively seeking a home that they view to be a work in progress and an exciting project. Inform buyers of what you feel to be the strongest qualities of your home regardless of how each area may look at the present time. I.E. – maybe you never did anything with your backyard but it has a ton of space. Suggest to the buyer that they could put in a pool, garden, or another interesting feature. Perhaps they could re-landscape it or it would make a great area for their kids and/or animals to play in.

 

7. Be honest with perspective buyers. While you should always try to push the strong points of your home; do not try to cover up obvious drawbacks. This is not to suggest that you should actively try to point out multiple areas of improvement of the home, however, when a prospective buyer does notice something that is an obvious negative; do not try to lie your way out of the issue. This could potentially lead the buyer to believe that you are trying to cover up more issues and can ultimately scare them away. Instead, try to counter a negative with a positive and show them why the other positive features of the home greatly outweigh the small negative ones.

 

8. Consult your real estate agent. You should not try to plan everything by yourself. Your real estate agent is specifically there to help you and they usually have a vast amount of knowledge in regards to the area where your home is located and/or your homes neighborhood. Ask your Realtor® what information they have, or can find out, about other homes in the area which have recently sold. What aspects of those homes convinced those buyers to make the purchase?

 

9. Consider hiring a professional to stage your home. Hiring a professional to stage your home can be a tremendous benefit and help with getting your home sold. Homes which are staged properly can sell in 30 percent less time and often for up to 15 percent more than homes which are not!

 

10. Get the professional stager in early. If you do decide to hire a professional to stage your home; try to get them in as early as possible. This should ensure that the professional has plenty of prep time and the maximum amount of time for creative decision making in regards to staging your home in the most beneficial way to get it sold quickly.
